Like many Central Florida towns, Casselberry has a long history that pre-dates European settlement. The land that is now Casselberry was the homeland of Native American peoples, dating back to 800 to 1565 C.E. Fort Concord, on Lake Concord’s shores, was constructed in 1849 to protect European settlers. The town eventually became known as Casselberry in 1940 when it was established as a tax-free town. Present-day Casselberry is home to many parks and schools that contribute to the city’s high quality of life. Eighteen local parks are managed by the City of Casselberry, ranging from neighborhood playground parks to sports fields and lake-front parks. Seminole County Public Schools educates Casselberry’s children, with Casselberry Elementary and South Seminole Middle School within the town’s city limits. The district’s high schools are located in the greater Seminole County area. The town is also served by private schools Lake Forrest Preparatory School and The Geneva School. Casselberry features a number of other attractions and entertainment venues, including Secret Lake Park, Casselberry Golf Club and Semoran Skateway.
Buying vs. Rent to Own Homes
The difference between buying a home and signing up for a lease-option depends on your timeframe and how much money you spend on buying the house.
When you buy a house outright, you pay for the fair market value of the home plus interest and other fees charged by your financial lender, if you have one. You buy the property today and immediately start building equity in it.
However, when you rent to own, you won’t own the home until you close on the property, which could be as far as three years from today. You’ll also pay rent monthly, and you don’t get that money back.
There are some fees that you pay for rent to own that you’ll get back as a credit towards the price of your home, like option fees and rent credits. These count as equity on the home, but they’re not on the scale of equity you would build with a mortgage. Therefore, these don’t add anything on to the price you pay for the home the way that rent does.
Rent to Own Realtors
Realtors can qualify buyers to get an idea of when they will be ready to purchase a rent to buy home and inform them on how long to set the lease term, but mortgage officers can do that too.
Banks can make a lot of profit off of a successful mortgage. That’s why mortgage officers will be willing to help you figure out the details of your rent to own deal. However, real estate agents don’t make enough profit off of rent to own deals to justify waiting a few years for the commission.
While real estate agents might be a logical partner in rent to own deals, you’ll have a lot of difficulties finding one to help you. For everything you think you need a realtor for, consider what other types of professionals might be able to help you, like title companies or lawyers.
About Our Listings
Listing properties for traditional sale eliminates a big chunk of the buyer market. People with bad credit are left out of the traditional home buying process. Nonetheless, buyers who don’t qualify for mortgages are still in the market for apartments and houses.
Rent to own by owner programs with no credit check are an easy way for a seller to start earning money from their townhouse or condo in a market that isn’t viable, which appeals to new groups of buyers.
Through rent to buy and lease to purchase, sellers rent a property to potential buyers for a set lease term. During which, the seller earns profit through the rent buyers pay as a tenants. At the end of the lease, the buyer has the option to buy the property, or if they signed a lease-purchase agreement, they must buy it.
With a little patience, sellers can make rent money and the true value of their home from its eventual sale. Which is better than selling the home cheap and competing with bank-owned foreclosed homes that sell for less than market value.
